Landmark Build Solutions LLC provides residential remodeling, home renovation, and property improvement services including kitchen remodeling, bathroom remodeling, whole-home renovations, flooring installation, painting, room additions, deck and patio construction, and related home improvement services. All services are provided based on individual project agreements.
Free estimates are provided during initial consultations. Written project quotes are valid for 30 days from the date of issue unless otherwise stated. Final project pricing may vary based on material selections, scope changes, or unforeseen site conditions discovered during demolition or construction. Any changes to the original scope of work will be documented in a change order and agreed upon in writing before proceeding.
Each project will be governed by a separate written agreement (the "Project Agreement") that outlines the specific scope of work, deliverables, timeline, and fees. The Project Agreement must be signed by both parties prior to the commencement of any work. In the event of any conflict between these Terms of Service and a Project Agreement, the Project Agreement shall control.
Payment terms are specified in each Project Agreement. Generally, we require a deposit before work begins, with subsequent progress payments or milestone payments as outlined in the agreement. All fees are in US dollars. Invoices are due within the timeframe stated in the Project Agreement. Late payments may incur interest charges and suspension of services. Accepted payment methods include credit card, bank transfer, and certified check.
Clients agree to provide timely feedback, necessary access to the property, required information, and decision-making throughout the project. Clients are responsible for obtaining any necessary permits, HOA approvals, or permissions required for the work, unless otherwise specified in the Project Agreement. Delays caused by client inaction may affect project timelines and additional fees may apply. Clients shall ensure the work area is clear of personal belongings and hazards before construction begins.
Estimated project timelines are provided in good faith based on the scope of work and material availability. Actual completion dates may vary due to weather delays, material backorders, unforeseen site conditions, or changes requested by the client. We strive to complete all projects within the agreed timeframe but cannot guarantee exact completion dates. We will communicate any material delays promptly.
Landmark Build Solutions LLC warrants that our workmanship will be free from defects for a period of one (1) year from project completion, unless otherwise specified in writing. Manufacturer warranties on materials and products are passed through to the client. Our total liability for any claim arising out of or relating to these Terms or our services shall not exceed the total fees paid by the client for the specific project. We shall not be liable for any indirect, incidental, special, consequential, or punitive damages.
Any changes to the original scope of work, materials, or timeline must be documented in a written change order signed by both parties. Change orders may affect project cost and completion date. No verbal changes will be binding. We reserve the right to adjust pricing for unforeseen conditions discovered during demolition or construction (e.g., water damage, mold, structural issues, outdated wiring or plumbing).
We take reasonable measures to protect your property during construction, including dust barriers, floor protection, and secure storage of materials. However, clients should remove valuable items, fragile possessions, and irreplaceable belongings from the work area before construction begins. We maintain general liability insurance and workers' compensation coverage as required by law.
Either party may terminate a Project Agreement for material breach with 30 days' written notice if the breach remains uncured. Upon termination, client shall pay for all work completed up to the termination date, any materials ordered specifically for the project, and any non-cancelable commitments made on client's behalf. Unused materials that are returnable will be credited back to the client.
These Terms and any Project Agreements shall be governed by and construed in accordance with the laws of the State of Mississippi, without regard to its conflict of laws principles. Any legal action arising from these Terms shall be brought exclusively in the state courts located in Jackson County, Mississippi, and both parties consent to the personal jurisdiction of such courts.
